Thomas E. Juliano, President/CEO

Thomas Juliano was literally born into the commercial real estate business.  His father, William (Bill) started Delco Development in 1970, and Tom has been integral to the operations, growth, and vision of the company since the mid-1990s.

Like most accomplished executives and entrepreneurs, Tom is a skilled and experienced manager whose real passion and talent is the vision he brings.  With an instinctive knack for identifying the often hidden potential that exists in barren plots of land and distressed or underperforming assets, he is able to strategically expand Delco’s portfolio of properties, handling every step of the process—from assessment, to acquisition including all associated legalities, financing, construction, tenant procurement and lease negotiation, promotion, and ongoing management.  This broad skill set is reflective of his organization’s versatility—an attribute that gives Delco a competitive advantage over the more conventional, narrowly focused real estate development model.

In order to concentrate on what he calls the “global perspective” of determining how to keep Delco moving forward, Tom has personally selected and groomed a senior management team that he relies on to manage the day-to-day operations of his multi-faceted, $200 million (and growing) enterprise.  At any given time, Tom may be engaged in as many as a half-dozen significant real estate development projects, each at varying stages of completion.  He also leads complex lease negotiations with large national tenants such as Wal-Mart, Lowe’s, Ross Dress For Less, and Bed Bath & Beyond.

One of Tom’s most important responsibilities is managing Delco’s relationships with its banking partners as well as the local and regional government authorities that impact commercial real estate development.  He maintains close contact with several notable banking institutions and personally leads all sophisticated financing discussions for initiatives requiring significant capital.  His reputation among the local lawmakers is a true asset to Delco, helping turn ideas into reality, potential into progress.

Given the vital role Delco plays in the economic advancement of municipalities and their residents in and around New Jersey, Tom is visible and respected in his community.  Most recently, he was honored with the Burlington County (NJ) Developer of the Year award for his role as champion of the Willingboro Town Center redevelopment effort.  That complex, constructed by Levitt & Sons, Inc. in the 1950s and once home to a booming Sears location, has been rejuvenated along with its entire surrounding area.  With an updated shopping center, several high profile retailers, and 90,000 square feet of Class A office space (including Delco’s corporate headquarters), all under the company’s management purview, the Willingboro project is a shining symbol of Tom’s ability to enable meaningful progress that touches tens of thousands of lives.

With a complicated business and ambitious plans for the future, Tom follows one of his favorite examples of management wisdom on a daily basis: hire good people and then get out of their way.  He is extremely proud of the people he and his senior leaders have brought together to help Delco grow—from his dad’s executive assistant who has been with the company since the early-seventies, to the staff at the aloft Hotel, and everyone in between.  Perhaps it’s ironic that while the company constructs multi-million-dollar commercial venues, its President takes more pride in the team he has built than the physical structures.
