About Our History & Values

Our biggest project?  Building a dynamic company & culture over the past 40 years.

What started in 1970 as a modest construction business has evolved into a comprehensive real estate development and management enterprise.

As a young entrepreneur, current chairman and patriarch, William Juliano started Delco Development aiming to capitalize on New Jersey’s blossoming commercial real estate market in the early ‘70s.  Over the years, Bill (or “Mr. J,” as he’s known) mastered the many facets of property development and management.

As Delco’s success and financial means grew, the company accumulated an impressive lineup of assets throughout New Jersey.  In total, Delco has developed and controlled over two million square feet of real estate since the beginning.

Today, Bill’s son Tom, leads Delco’s multiple business units, as well as its 175 employees, several of whom have been with the company for a decade or more.  The family influence–not just the closeness of being family-run, but also the know-how character, and values the Julianos bring–is present in everything we do.

Tom and Bill’s family is dynamic.  They have high standards, and they’re always on the lookout for new opportunities and initiative.  Still entrepreneurial in spirit and in practice, our leaders are extremely accessible, open to ideas and questions that can help Delco move forward.

These ideals have grown with the business over four decades.  And on the strength of our open culture, devoted team, proven track record, and bold vision for the future, we look forward to opening many new doors and enriching many generations to come.
